A 3BHK flat of 1,200 square feet in a decent Ghaziabad society can be found between Rs 48 lakh and Rs 85 lakh depending on the area and builder.

Greater Noida

Greater Noida sits at a slightly higher price point than most of Ghaziabad. Across Alpha, Beta, Gamma, Sigma and Omega sectors, prices range from Rs 4,500 to Rs 8,000 per square foot. Premium areas like Jaypee Greens range from Rs 7,000 to Rs 13,000 per square foot.

A comparable 3BHK in Greater Noida will cost between Rs 65 lakh and Rs 1.1 crore depending on the society and sector.

Ghaziabad has direct Delhi Metro connectivity and this is one of its strongest advantages. The Blue Line serves Vaishali and Kaushambi, connecting directly to central Delhi stations such as Rajiv Chowk and Dwarka without any interchange. The Red Line covers Mohan Nagar, Arthala, Shyam Park and Raj Bagh areas, connecting to Dilshad Garden and onward to Delhi.

This means a resident of Vaishali or Indirapuram can board a metro and reach their Delhi office without changing trains. That is a genuine daily convenience for thousands of working professionals.

Ghaziabad also benefits from the Delhi Meerut Regional Rapid Transit System, the Namo Bharat rail project, which is partially operational and connects Sahibabad and areas along the corridor toward Meerut at higher speeds than regular metro. Road access from Ghaziabad to Delhi is via NH9 and the Eastern Peripheral Expressway, both of which are functional and well maintained.

Greater Noida has the Aqua Line running 21 stations from Noida Sector 51 to Knowledge Park 2, covering Alpha, Beta, Delta, Pari Chowk and Gamma sectors. The limitation is that the Aqua Line does not go directly to Delhi. Passengers must change to the Blue Line at Sector 51 in Noida, which adds time and inconvenience.

Ghaziabad is an older city that grew organically over decades.
